There is no doubt that the COVID-19 pandemic has caused a crisis in the vacation rental market, no one knows how or when it will recover. The most likely scenario is that when the theme parks reopen it will only be on a partial basis, then there are issues such as limited air travel and a possible economic recession to be considered.
During the “Great Recession” of 2008 we helped many owners like you by arranging a consistent monthly income from residential rental of their home and stopped the dream from becoming a nightmare.
As long term rental specialists operating in Central Florida since 2006 we are uniquely positioned to help convert your struggling vacation rental into a profitable long term solution.
Q. How does it work?
A. As one of Florida`s premier residential rental property management companies we can find you a fully screened tenant who will lease your home for 12 months, (longer if you wish).
Q. Do I still pay all of the bills?
A. The tenant will be responsible for all utility bills. They can also take on pool and lawn care if you wish or we can help you arrange this with local contractors.
Q. What if they don’t pay?
A. We thoroughly screen all applicants and have been doing so for our clients since 2006. In the unlikely event that an eviction is necessary Florida Law is relatively Landlord friendly and the process is straight forward.
Q. What about the furniture?
A. Most residential renters have their own furniture. To reduce the wear and tear on your furnishings we recommend storing in a local air-conditioned facility. We can help arrange this.
Q. Why can’t my current vacation rental property management company do this?
A. Residential rental and vacation home management are two very different businesses. Apart from the very different skills and experience residential property management can only be conducted by a Licensed Real Estate Broker who can fully screen tenants, prepare leases and hold security deposits safely in an escrow account. Real Estate Agents and vacation rental property managers are not allowed to do this.
Q. How much will I get for my home and what are the fees?
A. Every home is different, but we have a deep knowledge of the market and the area where your home is located, it will take just a few minutes to give you an estimate of this.
